(a) All machinery, equipment, engines, appliances and fixtures for generating or
<br />distributing air, water, heat, electricity, light, fuel or refrigeration, or for ventilating or sanitary
<br />purposes, or for the exclusion of vermin or insects, or for the removal of furniture and
<br />installations, shelving, lockers, partitions, doorstops, vaults, motors, elevators, dumb - waiters,
<br />awnings, window shades, venetian blinds, light fixtures, fire hoses and brackets and boxes for
<br />the same, fire sprinklers, alarm systems, drapery rods and brackets, mirrors, mantels, screens,
<br />linoleum, carpets and carpeting, plumbing, bathtubs, sinks, basins, pipes, ice - boxes,
<br />refrigerators, heating units, stoves, ovens, ranges, fixtures and furnishings and communication
<br />systems located on or off certain real property, the specific enumerations herein not excluding
<br />the general, now or hereafter affixed to, placed upon or used in connection with the operation
<br />of the Development and owned by the Debtor or in which the Debtor has an interest, together
<br />with all additions to, substitutions for, changes in or replacements of the whole or any part of
<br />said articles of property and together with all proceeds of any fire insurance policy or of any
<br />policy insuring the Development against perils and together with all awards made in eminent
<br />domain proceedings and /or proceeds by reason of purchase in lieu thereof; all of the Debtor's
<br />right, title and interest in and to any lease governing furniture, equipment and other personal
<br />property of any kind located on and used in connection with the Development, and all building
<br />materials, machinery and appliances acquired with proceeds of the Loan and held or stockpiled
<br />on or off the above - mentioned real property for incorporation into the Development.
<br />(b) All rights conveyed to the Secured Party by the Debtor in that certain
<br />"Borrower's Assignment of Construction Contract and Warranties ".
