Retail Mixed Use Market Study Update 1 January 6, 2010 <br /> Dublin Corners, the Tralee mixed use project was completed in 2009 and is the best comparable <br /> for new mixed use retail space in the local market. It has 233 condo units and 35,000 square feet <br /> of retail, including two restaurants, Nothing Bundt Cakes, a credit union, hair salon and <br /> drycleaners. The space is leasing at $3.50 triple net per square foot, and was 36 percent vacant in <br /> September, despite having received approximately 60 letters of interest from potential tenants. <br /> While the project is vertical mixed use, the retail is separated from the street by surface parking <br /> and is not visually distinctive; the project is discussed in detail on pg 55, under Case Studies <br /> Lessons Learned. <br /> 33 <br />
