ARTICLE 21. Trail,er and Trailer Parks. Sec. 21.100. Occupancy. Except as provided in Sec. 20.100, (Temporary Conditional Uses), no trailer shali be occupied or used for living or sleeping purposes unless it is located in a licensed trailer park, provided that a trail- er may be used as an office for a construction project. See. 21.101. Parldng. No trailer, whether designed for living or sleeping purposes or not, shall be parked or stored in an R district except as prescribed in Sec. 2.112, (Types of Vehicles and Parking Locations Permitted in R Districts). See. 21.102. Required Conditions for Trailer Parks. Trailer parks permitted as conditional uses in the RM and C-F dis- tricts shall comply with the regulations prescribed in Article 2, (Site, Yard, Bulk, Usable Open Space, and Screening and Landscap- lng Regulations), except as provided in this section. a. The minimum site area for a traiIer park shall be five acres, provided that pre-existing trailer parks shall not be deemed non-conforming by reason of failure to meet the minimum site area requirement. A pre-existing trailer park conforming in all respects except site area may be expanded, but shall not be re- duced in area. b. There shall be 4,000 square feet of site area for each trailer space. A pre-existing trailer park shall not be deemed non-con- forming by reason of failure to meet the m}nimum site s per trailer space requirement, and may be enlarged provi. that there shali be 4,000 square feet of additional site area each trailer space added. c. A trailer park shall meet the usable open space requirem~ for the district in which it is located, provided that a tra park in a C-F district shall meet the open space requirem~ for the RM-1,500 district, and provided that each trailer I~ shall have in addition at least one recreatien space not than 5,000 square feet in area and suitably developed for use of residents of the trailer park. d. Not more than one dwelling unit shall be located on the sit, a trailer park in a C-F district. e. No trailer or dwelling unit shall be located in a required ~ or less than 20 feet from a street property line or ano~ trailer, or less than 15 feet from a property line not abut a street. f. All areas used for automobile circulation or parking shall improved as prescribed for required parking facilities in 15.103, (Standards for Off-Street Parking Facilities). g. The site shall be landscaped as required in Sec. 2.111, (Scr ing and Landscaping), and shall have additional landsca!~ including trees, shrubs, and lawn, as determined by the B( of Design Review to provide a suitable setting.
