It
has been exciting to see the Ironwood master plan develop around us over the years
and become the quality neighborhood that we are proud to call home. Ponderosa is a
high quality, Pleasanton -based home builder. Our first Pleasanton home was another
Ponderosa -built house in the Country Fair area.
We urge the City Council to approve the Centerpointe /Ponderosa proposal for several
reasons. We believe having a small residential development of 25 new homes will fit in
nicely with the surrounding residential neighborhoods. It will blend with what is already
in place. At the same time the existing preschool could continue to operate and it is our
understanding that the plan also accommodates the future construction of small, private
school at this site. Both schools would be within an easy walking distance of a large
number of homes.
Alternatively, should the approved 80,000 square foot Centerpointe Church master plan
be built, it would result in far more traffic throughout the week and on weekends,
require more water consumption and produce more noise. A 900 -seat sanctuary and
several multiple -story buildings (fellowship hall, administrative building, large
gymnasium) have already been approved with a 400 stall parking lot. That gives us a
pretty good idea of the size and scale of activity that a campus of this size would
generate. A small addition of homes would be more consistent with the existing
neighborhoods.
We attended the neighborhood meetings hosted by Ponderosa Homes and appreciate
having had the opportunity to review and become familiar with the proposal.
1
