Ventana Hills Steering Committee
c/o Lofland
Pleasanton, CA 94566
June 23, 2015
Planning Commissioners
City of Pleasanton
Subject: Item 6.a., PUD-25, Lund Ranch II - Planning Commission, June 24, 2015
After reviewing the Staff Report for the above subject item, the Ventana Hills Steering
Committee makes the following comments;
VI. KEY PROJECT ISSUES, Measure PP Questions, #4. Roads are Structures/Roads
are not Structures, page 15 of 40;
Measure PP was not intended to include roads as clarified by the proponents of
®Measure PP prior to the vote of residents in November 2008. For more clarification,
please see our letter dated February 24, 2015 (attached).
VII. PLANNING COMMISSION OPTIONS 3. Approve a revised project that divides the
project into two separate areas, each accessed through a different neighborhood,
pages 34 & 35 of 40
As clarification to a Sunset Creek Lane connection - We believe the Planning
Commission, like Council and Staff, will have the alternative of use retaining walls on
the Sunset Creek Lane extension and, therefore, can create a road that fits with the
topography, saving many trees and much cost. Since the use of retaining walls in the
creek bed is being allowed, their use in a biologically less sensitive area should also be
allowed to help save trees.
Regarding the creek crossing and bridge abutments - As mentioned in our letter of
February 24, 2015, item 3 (attached), these would have either non-existent wetland
impact, or only several sq. ft. of impact which pales in comparison to the wetland
impact of the proposed lot layout, which backs up lots over the creek channel for most
of its length, literally relocating the creek channel for 243 feet, with hundreds of lineal
feet of retaining walls backed up to, and over the former creek bed.
