Maria Hoe
® Subject Concerns regarding Lund Ranch II development
From: Michele Luckenbihl
Sent: Monday, July 27, 2015 8:52 PM
To: Maria Hoey
Cc: randy luckenbihl; The Luckenbihl's
Subject: Concerns regarding Lund Ranch II development
To M. Hoey,
We live on the corner of Hopkins and Independence at 1099 Hopkins Way. Our Ventana Hills neighborhood has
had an Memorandum of Understanding with the city that goes back to the discussions with the developer for Bonde
Ranch, before that development was built. The understanding with the City of Pleasanton is that if a development
was built on Lund Ranch, that Lund Ranch Road and Independence St. would not be made access roads to the new
development. As such, Independence Drive has been made an emergency road only up to the Sycamore Heights
Development, there is a fence blocking any traffic to Sycamore Heights, and only pedestrians can walk between the
two developments. Sycamore Heights AND Bridle Creek residents walk down Independence to Mission Hills park
on a daily basis.
The Memorandum of Understanding between Ventana Hills and the City of Pleasanton may not be legally binding
® but it was a promise made by the City Council members that if development of Lund Ranch was approved, any
subsequent traffic would NOT be routed through Ventana Hills. This agreement was hard fought and won. The
agreement was made by Pleasanton's City Council Members and our neighborhood(including Ventana Hills and
residents of Junipero Street).
Furthermore, Sunset Creek Lane and Sycamore Creek Lane have had large signs at the end of each of those streets
(which were put there by the City of Pleasanton)that state that these roads WILL be extended for future
development These signs have been up since Sycamore Heights and Bridle Creek were built. I also understand that
this information regarding future development of both roads was included in the real estate contracts of buyers of
Bridle Creek and Sycamore Heights homes.
My husband and I are in favor of RECOMMENDATION#3,which states a small number of homes would be
located at the end of Lund Ranch Road(approximately 10, possibly on a cul-de-sac)and NO connection
would be made to Middleton Place. The rest of the homes in the Greenbrier development would BE
LOCATED AT THE END OF SUNSET CREEK LANES AND SYCAMORE CREEK LANE.
We feel this is a more than fair option considering that NO new traffic was to ever come down Lund Ranch
Road. We are agreeable to taking SOME of the traffic burden as good neighbors, but that the bulk of any new traffic
should be routed through the roads that were originally intended for it--Sunset Creek and Sycamore Way.
If you could, please forward this message to all appropriate parties prior to the next Planning Commission meeting
re: the Lund Ranch property/Greenbriar development.
I would truly appreciate your help to get this message to all Pleasanton City Planning members as well as City Staff,
® and City Council Members. We understand the Lund Ranch project will be going to the City Council this Fall after
the next planning meeting.
