Maria Hoey
®From: Lisa Corsetti
Sent: Tuesday, August 25, 2015 10:20 AM
To: Maria Hoey
Subject: Lund Ranch II
Dear Pleasanton Planning Commission Members,
I am a resident of Junipero Street in Pleasanton. I have been here for 19 years and would like to voice my
concerns about having the Mission Hills neighborhood be the only egress for traffic from the proposed Lund
Ranch II subdivision.
I have lived here for 19 years. I live at 199 Junipero which is at the SW corner of the 4-way stop intersection
with Sonoma. Traffic noise at my home has steadily increased over the years. I do not wish to see additional
traffic from new homes on my street. Aside from the traffic, my understanding is that residents of Sycamore
Heights& Bridle Creek were provided full disclosure in numerous documents that Lund Ranch 2 would connect into their
neighborhood. All these disclosure documents were approved by the Pleasanton City Attorney's office, and were deemed
to provide adequate disclosure to the buyers of homes in Sycamore Heights and Bridle Creek. Lund Ranch 2 should
connect into Sycamore Heights per the terms of the City Council approved"Conditions of Approval;" granted to New Cities
for their development of Sycamore Heights.
On top of that, we have the discussion of whether a road is a structure. I offer this analogy. A road is very similar to a
trail. In fact, there are several trails known as fire"roads" in the open space of Pleasanton Ridge Park. Classifying a road
as a structure then extends to these trails as well. Are all of the fire roads on Pleasanton Ridge structures? I would think
not, since structures are not allowed on steep hillsides. The Sycamore Heights CC&R clearly state that a Public Road will
be constructed to connect Lund Ranch and Sycamore Heights. Public Roads are clearly exempt from Measure
PP. Furthermore, I believe the authors of the Measure (Brown &Ayala) are on record stating that roads are not
structures, nor were they intended to be.
Lastly, we have a lot of commercial traffic on our street because of the Oak Hills (Raley's) shopping center. Countless
times, I witness tractor trailers using the 4-way stop intersection as a turn-around. Additionally, disabled vehicles are
routinely take from the freeway by CHP and parked on our street near the Sunol Blvd intersection to be towed away later
in the day. I do not believe Sycamore residents have these types of issues.
Closing, I feel that burdening our neighborhood with even more traffic is unfair and I am totally against any road
connections from Lund Ranch 2 to Mission Hills-Ventana Hills.
Thank you very much for your attention.
Very truly yours,
Lisa Corsetti
Kathleen Bertron
•
Click here to report this email as spam.
le
1
