MECHANICAL EI.ECTRI-CAl PL
CONSUdTING, INC:
A. Executive Summary:
A site investigation was performed at the subject property on October 12, 2018 to evaluate the
building electrical systems. Total building area is reported to be about 2,400 SF (previously
residential construction).
In general, the electrical distribution systems appear to be in a general state of disrepair. A
budget of approximately $45,000-$60,000 is recommended for controlled demolition of
electrical systems and deficiency corrections that should be implemented in the immediate
future. Optional cost to add electrical infrastructure for an elevator to provide access to the
second floor is estimated at $7,000. Cost of these implementations includes modern
construction practices.
B. Electrical Service:
1. This approximately 2,400SF building area has a 120/240 volt, single-phase, 3 -
wire service with a combined total of 125 amps of service disconnects, plus a 60 -
amp sub panel. This equates to an average capacity of about 13 watts per SF,
which is toward the lower end of the 15-20 watts per SF range typically provided
for commercial buildings.
2. The PG&E secondary facilities that serve this building were not able to be located
as part of the investigation.
Electrical hand hole
3. The electrical meter is located, on an exterior wall of the building. Underground
secondary enters the meter section from and undeterminable location. Meter
location is considered non -accessible due to vegetation.
