The uses permitted within the P.U.D.
Area shall be all uses currently allowed within the Central
Commercial ("CC") Zoning District, subject to reasonable
site design considerations such as parking, impact upon
surrounding noise sensitive uses, and the like. (E.g.
Hotel/motel uses are allowed in the "CC" District).
c. Additional Floor Area Limitations. A total
of approximately three thousand (3,000) square feet of
building shall be permitted to be located in the P.U.D. 'Area
(approximately 17,730 square feet) and such space may be
allocated by Owners in two different buildings within the
P.U.D. Area. If the area proposed for subdivision is less
than the entire P.U.D. Area, then Owner may still use the entire
3,000 square feet of floor area provided that reasonable site
design criteria set forth herein are met. However, any
additional development proposed on the remainder of the P.U.D.
Area which does not become a portion of the subdivided oarcel
(but rather remains a portion of the motel parcel) would be
subject to special review in accordance with the site design
criteria set forth in this Development: Agreement and to assure
reasonable development consistent with good planning practice.
d. Additional Height Limitation. No building
shall be greater than one (1) story in height.
e. Additional Parking Re~oirements. ~The City
may require reasonable additional on-site parking spaces
above the minimum required by the zoning ordinance if appropriate
because of the lack of any parking on the adjacent street.

-5-
