6 <br /> Landscape plans and specifications for the improvements to this Landscape <br /> Maintenance District are those prepared by Greiner, Inc., dated December 1994. These <br /> plans and specifications have been filed separately with the Clerk of the Legislative <br /> body and are incorporated in this report by reference. <br /> Recommended Capital Improvements <br /> Some of the Improvements in the Landscape Maintenance District No. 1995-1 , Moller <br /> Ranch, are overdue for some much-needed upgrades and repairs. However, the <br /> Maintenance District reserve fund balance is insufficient to do these tasks. For example, <br /> the irrigation system is broken and requires major and costly repairs, so portions of the <br /> irrigation have been turned off and the plants are not being watered at present time. <br /> The City is currently in the process of drafting a schedule of recommended capital <br /> improvement projects that need to be addressed and their respective cost estimate, as <br /> well as a planned replacement/renovation schedule. <br /> Improvements in Landscape Maintenance District No. 1995-1 , Moller Ranch, are <br /> overdue for much needed upgrades and repairs.
