Site Design and Development Standards
Given the proposed size of the parcels, Parcels A and 3707 Trenery Drive would follow the
development standards of the City's R-1-20,000 zoning district, as shown in Table 1.
Fable 1: Development Standards
R-1-20,000
Zoning District
Parcel A
3707 Trenery Dr.
Minimum Lot Size
Area
20,000 s .ft.
21, 794 s .ft.
34, 840 s .ft.
Width
100 ft.
124 ft.
117 ft.
Depth
125 ft.
181 ft.
275 ft.
Primary Structure
Front setback
25' min.
30'
60'
Side/both setback
5'/30' min.
15750'
45777'
Rear setback
25' min_
70'
132'
Height
30' max.
28'9"
22'4"
Floor area ratio (FAR)2
30% max.
24.8%
14.4%
Parking
2 Space
3 car garage
3 car garage
Accessory Structure
Front setback
Not allowed
N/A
N/A
Side setback
3' min.
7'
37'
Rear setback
5' min.
5'
64'
Height
15' max.
11'11"
13'10"
The proposed siting of the proposed homes allows for a large front setback and generous side
and rear setbacks, which are consistent with the R-1-20,000 zoning District in Table 1. The
large setbacks are also consistent with the existing residential streetscape and would
substantially mitigate the mass and scale of the proposed residences when viewed from
Trenery Drive and Martin Avenue. The new lots would have extensive site improvements such
as new driveways, walkways, porches, active and passive yard areas, accessory structures,
and landscaping. The site improvements and proposed outdoor spaces relate well to the
neighborhood and are sensitive to the site's natural features including the existing vegetation.
As shown on the site plans in Exhibit B, the proposed houses and accessory structures
conform to the development standards in Table 1.
The PMC does not address guest parking within single-family developments, but the City
encourages, and often requires, on-site guest parking for single-family projects when there is
not on -street parking available in the vicinity of the project, as is the case with Trenery Drive
and Martin Avenue. Each proposal includes a three -car garage and generous driveway
aprons, which can accommodate an additional eight cars, to be used by the residents or
guests of the respective homes. Overall, staff finds the development standards for each lot
would complement the surrounding residential neighborhood. In addition, the site layout has
been designed to be functional, e.g. providing Hollywood drives allowing for sufficient
maneuvering space and on-site parking for vehicles, and accommodating sufficient room for
landscaping; and sensitive to adjacent residential properties.
2 Garage area over 600 square feet will be counted in the FAR.
P21-0132, P21-0133, & PUD -142, 3707 Trenery Drive Planning Commission
8of12
