EXHIBIT "A" The land referred to in this report is situated in the state of California, County of ALAMEDA, and is described as follows: CITY OF PLEASANTON Parcel 1 and 2 of Parcel Map 4460, filed August 21, 1985, in Map Book 155 at page 59, Alameda County Records. Parcel 1 and 2 as said parcels are shown on Parcel Map 4460, recorded August 21, 1985 in Book 155 on Parcel Maps at page 59, Alameda County Records, and more particularly described as follows: BEGINNING at the most northwest comer of said Parcel 2 and thence along the boundary of said Parcel 1 and 2, south 0° 51' 44" west 824.34 feet to a non-tangent curve concave to the southeast having a radius of 4961.15 feet from which a radial bears south 190 05' 53" east; thence northeasterly along the arc of said curve 254.02 feet through a central angle of 2° 56' 01" to a nontangent curve concave to the northwest having a radius of 714.08 feet, fi.om which a radial bears north 48o 50' 12" west, thence northeasterly along the arc of said curve 443.51 feet through a central angle of 35° 35' 11" thence north 870 53' 04" west 378.04 feet; thence north 0° 51' 44" east 352.09 feet to a point on a non-tangent curve concave to the northwest, having a radius of 362.00 feet, fi.om which a radius bears north 35o 21' 38" west; thence southwesterly along the arc of said curve 35.98 feet through a central angle of 50 41' 39", to the true point of beginning. Excepting fi.om said real property all subsurface oil, gas, asphaltum, hydrocarbons and other minerals, whether similar or dissimilar, in or under the surface of the above described land, without the right to go upon or use the surface of said land, or any part thereof, for the purpose of drilling for or otherwise removing any of said minerals. With the right however to remove any of such oil, gas, asphaltum, hydrocarbons and other minerals fi.om said land by means of wells, shafts, pipes or other means of access to said minerals which may be drilled from other land, provided that no part of the exercise of such rights shall take place less than two hundred (200') feet below the surface, as reserved in the deed from Kaiser Industries Corporation, a Nevada Corporation recorded August 5, 1969, Reel 2453, Image 598, Series No. 69-897721, Official Records.
