Projects proposing 25 or more units on sites less than 0.5 acre in gross area <br />• Minimum of one Group Usable Open Space at ground or on structure <br />o Smallest dimension: 20 feet <br />o Minimum area: 600 square feet <br />d. Projects proposing 7-24 units or more on sites from 0.5 acre to 1.0 acre in gross area <br />• Minimum of one Group Usable Open Space at ground <br />o Smallest dimension: 40 feet <br />o Minimum area: 2000 square feet <br />e. Projects proposing 25 units or more on sites from 0.5 acre to 1.0 acre in gross area <br />• Minimum of one Group Usable Open Space at ground or on structure <br />o Smallest dimension: 30 feet <br />o Minimum area: 3000 square feet <br />f. Projects proposing 7 units or more on sites exceeding 1.0 acres in gross area <br />• Minimum of two Group Usable Open Spaces at ground, each providing: <br />o Smallest dimension: 50 feet <br />o Minimum area: 4000 square feet <br /> <br />B6.2 The edges of Group Usable Open Spaces shall be bordered by building Active Frontages, Public <br />Streets, or Paseos. <br />B6.3 Private Usable Open Space shall be provided at a quantity of 75 square feet per unit; or 50 square feet per <br />bedroom, whichever is greater. On sites less than 0.5 acre in size, no private usable open space shall be <br />required if group usable open space is required. <br />B6.4 Private Usable Open Space shall be allowed to count for 30% of required Group Usable Open <br />Space for projects located on sites 0.5 acres in gross size or less <br />B6.5 Where provided, Private Usable Open Space including, but not limited to, balconies, porches, <br />stoops and terraces, shall provide a minimum dimension: <br />a. Private Useable Open Space at grade shall have an unobstructed minimum dimension of ten <br />feet. <br />b. Private Useable Open Space above grade shall have an unobstructed minimum dimension of <br />five feet. <br />B6.1 Private Usable Open Space shall be located directly adjacent to unit interiors and shall be directly <br />accessible from the unit. <br /> <br />Sites within Downtown Specific Plan Area <br />B6.2 Projects located with at least one frontage on Main Street or on First Street shall locate at least <br />one required Group Usable Open Space as a plaza or courtyard fronting on Main Street or First <br />Street <br />
