22
ROW
#
STANDARDS AND GUIDELINES COMPLIANCE NOTES
Compliant Flex / Waiver Incentive Not Applicable
C. ARCHITECTURAL FEATURES
C1. Residential Entries
Development Standards:
102. C1.1. A minimum of 75% of ground floor units (within
5 feet of grade) shall have entries onto street, internal
street, paseo (walk), or open space (including corridor
buildings). X
Because separate, external entries for ground
floor units would require additional space, the
project’s density cannot fit on the site unless
access is consolidated into internal corridors.
Points of entry are provided at main lobbies for
security.
Design Guidelines:
103. C1.a. Entries should be the predominant feature of
front facades, and should have a scale that is in
proportion to the size of the building and number of
units being accessed. Larger buildings should have a
prominent, centralized building entrance.
X
Entries are enhanced with awnings, lighting,
signages, and/or premium material.
104. C1.b. Building entries should face a public street, drive
or common space. X
105. C1.c. Building entries should be the prominent feature
of the front facade and identify access to individual
units.
X
