PUD-18-07M, 3450 Mohr Ave. Planning Commission <br />3 of 7 <br />Figure 2: Existing Site Conditions <br /> <br /> <br />Proposed Project <br />The applicant proposes to subdivide the parcel into two parcels measuring <br />approximately 44,237 square feet (Lot 1) and approximately 17,123 square feet (Lot 2) <br />and construct an approximately 2,288-square-foot one- and two-story addition to the <br />existing residence on Lot 1. The addition will consist of demolishing the existing garage <br />and constructing a new three-car garage with a rec room on top of the garage. The <br />garage will be attached to the main residence by a mud room and office. The project <br />also includes modifying the floor plan, including moving the primary bedroom to the <br />second floor. <br />The parcel configuration with the footprint for the proposed Lot 1 addition is shown in <br />Figure 3. <br /> <br /> <br /> <br />
