4

3.0 PROPERTY DESCRIPTION
The Property encompasses approximately 49.38 acres of land just outside the city limits of
Pleasanton. The Property currently contains two residential homes in addition to two other
structures and an abandoned walnut orchard. The Property consists of four parcels of land and a
portion of the Foothill Road right-of-way. There are wooden fences running the length of the
north and south boundaries of the Property, separating it from the adjacent residential
development. There is a large, cement-block sound wall that borders the west portion of the
Property and separates it from I-680. The west boundary consists of the edge of the City’s right-
of-way for Foothill Road. Beyond this right-of-way is largely undeveloped oak woodland that
slopes up to the Pleasanton Ridge open area.
The Property contains five habitat types consisting of intermittent drainage, ephemeral drainages,
developed, non-native annual grassland, and oak woodland. A large portion of the non-native
annual grassland area consists of an abandoned walnut orchard. Approximately half of the
original English walnut trees (Juglans regia) have died since irrigation ceased, but there are still
many living walnut trees across the Property that provide an intermittent canopy over the
grassland. Other dominant species observed within the non-native annual grassland areas include
wild oat (Avena fatua), rattail sixweek grass (Vulpia myuros), and black mustard (Brassica
nigra). Annual grassland habitat located on the Property is highly disturbed and is disked
regularly multiple times a year for weed abatement and County required fire abatement. This is
due to the Property’s location between two existing residential neighborhoods.
The ephemeral drainages were largely unvegetated and incised; however, the banks of these
features were vegetated similar to the grassland habitat. The developed areas consisted of
Foothill Road, two residential homes and the surrounding landscaped area, two other
outbuildings, and gravel driveways leading to the structures. The oak woodland habitat is located
along the west boundary of the Property, west of Foothill Road. Valley oak (Quercus lobata) and
coast live oak (Quercus agrifolia) were the dominate species within these woodlands, with
scattered Fremont’s cottonwood (Populus fremontii) and other woody species.
The western portion of the Property is at the base of low hills sloping down from Pleasanton
Ridge while the eastern portion of the Property is generally flat. The elevation ranges from
approximately 450 feet above sea level on the west side of Foothill R oad, to approximately 320
feet above sea level in the southeast corner of the Property. The two residential structures within
the Property are located at the top of Property on the east side of Foothill Road, while the two
other outbuildings sit below the house at the northwest corner of the Property.
