Exhibit B - Project Plans, and illustrated in Figure 4, above. There are eight trees on the
property that would be potentially impacted by construction activities. The proposal includes
the removal of one non-heritage tree. The tree removal is further detailed in the attached
arborist report, Attachment 2, Exhibit C.

The proposed addition will be set back 30-feet from the front property line and maintain
generous setbacks on the remaining sides, including a setback of 62-feet 3-inches on the west
(addition area) and 20-feet on the east (side). In conjunction with the addition, the existing
residence’s exterior is proposed to be remodeled consistent with a traditional / ranch
architectural style (see Figure 4 above; and Attachment 2, Exhibit B - Project Plans).

Consistency with General Plan and Zoning Land Uses
The project’s proposed land uses conform to the NSSP's PUD-Agriculture Land Use
Designation for the project site. A detailed analysis and discussion of the proposed project
including discussion of consistency with the NSSP and zoning, site design, and building
design is included in the attached Planning Commission agenda report, Attachment 2. Table
1, below, is a comparison of the development standards in the A-district, proposed
development standards (R-1-40,000), and the proposed project. The project meets the R-1-
40,000-district standards in all respects. Since the R-1-40,000 zoning district standards are
designed for single-family residential parcels of approximately 1 acre in size, they are suitable
and appropriate for this 0.99 acre lot.

As detailed in the report, staff concluded the proposed project plans are appropriate for the
subject property, and would result in a project consistent with the streetscape which helps
mitigate the scale of the proposed development, and relates well to the site and neighborhood.
Additionally, the proposed additions are well-designed and compatible with other residential
developments near this site.

Table 1: Site Development Standards
1. Enclosed accessory structures are included in the calculation.
2. Measured from the average elevation of the natural grade of the ground covered by the structure to the mean height between the
eaves and ridges, as defined by the PMC.

CALIFORNIA ENVIRONMENTAL QUALITY ACT (CEQA)
This project is exempt from environmental review pursuant to the California Environmental Quality Act
Guidelines (CEQA), pursuant to Section 15182, Projects Pursuant to a Specific Plan.
Page 87 of 448Page 96 of 557
