Project Location and Existing Conditions

Addendum to the City of Pleasanton Downtown Specific Plan Final Environmental Impact Report 3
2 Project Location and Existing Conditions
The project site is located at the north end of downtown Pleasanton at 475 and 493 St. John Street,
which is within the DSP area analyzed in the Final EIR (see Figure 1). The project site consists of two
parcels, both of which have frontages along St. John Street on their southern boundary and abut the
Arroyo del Valle on their northern boundary, and combine to comprise approximately 2.3 acres (see
Figure 2). Both parcels, 475 St. John Street (Assessor Parcel Number [APN] 94-114-7) and 493 St.
John Street (APN 94-114-8) are developed. The project site currently includes one single-family
residence (constructed in 1887), one single-story accessory dwelling unit, one restaurant (Barone’s),
surface parking, an outdoor cabana entertainment area, and various structures ancillary to Barone’s
restaurant operations. Some existing structures are shown in Figure 3, with accompanying captions.
The project site has approximately 51 trees of 18 different species, 34 of which are “Heritage Trees,”
as defined by PMC Chapter 17.16.
The project site is bordered to the north by City-owned open space, to the east by the Pleasanton
Hotel and Rose Hotel, to the south by offices and single-family residences across St. John Street, and
to the west by the St. John Court townhomes. The open space to the north is the Arroyo del Valle
and associated riparian vegetation, which is shown in Figure 4. The DSP describes the Arroyo del
Valle as an unchannelized1 stream that flows east to west north of the project site and collects
stormwater drainage. While the project site is relatively flat with a gentle downward slope to the
south, there is a steep downward slope to the stream bed adjacent to the north boundary of the
project site.
Transportation Access
Regional access to the project site is provided via Interstate 680 (I-680). The project site is served by
regional transit including the Altamont Commuter Express (ACE); ACE’s Pleasanton station is located
0.6 miles southwest of the project site with an AM peak hour headway of 65 minutes and PM peak
hour headway of 60 minutes. Several Livermore Amador Valley Transit Authority bus stops are
within 0.5 miles of the project site.

1 I.e., a channel that has not been modified to provide flood protection.
