Project Name: 475-493 St. John St. HRE Pleasanton
Historic Resources Evaluation - DRAFT
Project No: HP0932.2101.00
February 25, 2021

treanorhl.com
1. INTRODUCTION
Robson Homes, LLC has requested TreanorHL’s assistance in assessing two parcels located on St. John Street in
Pleasanton (APNs 94-114-7 and 94-114-8). These parcels have not previously been identified on any state or
national historic resources inventory. According to the Pleasanton General Plan 2005-2025 (adopted July 2009),
both parcels are located within the Downtown Commercial Center which was identified as a “heritage
neighborhood.” The 493 St. John Street property was also identified as a historic structure in the Pleasanton
General Plan 2005-2025.1 However, neither the most recent Downtown Specific Plan (adopted August 2019),
Pleasanton Downtown Historic Context Statement (March 2015), nor Pleasanton Limited Scope Historic Resource
Survey (August 2015) identify the parcels at 475 and 493 St. John Street as historic.

The following report provides an evaluation of the subject properties’ potential eligibility to be individually listed
in the National Register of Historic Places (NRHP) and the California Register of Historical Resources (CRHR).
Pleasanton does not maintain any local criteria for evaluation and relies on the CRHR criteria for determining
eligibility of historic resources.

2. SUMMARY OF FINDINGS
While both properties were found to have historic significance under at least one criterion, neither were found to
possess sufficient integrity to be eligible for listing in the state or national register. Upon completion of the
survey and archival work, the property at 475 St. John Street in Pleasanton does not appear individually eligible
for the NRHP or CRHR as it was not found to possess sufficient integrity under criterion A/1 for its period of
significance. The 493 St. John Street property also does not appear individually eligible for the NRHP or CRHR
as it was not found to possess sufficient integrity under criteria A/1 and C/3 for its period of significance.

3. METHODOLOGY
TreanorHL conducted a site visit on January 14, 2021 to evaluate the existing conditions, historic features, and
architectural significance of the properties. Available building permits were obtained from the City of Pleasanton
Permit Center. Due to the Covid-19 shelter-in-place order, TreanorHL was not able to conduct in-person
research at local libraries or archives. In order to evaluate the historic significance of the properties, available
online research was completed including consultation of local city directories, Sanborn fire insurance maps,
historical aerials and photographs, local newspapers, and various other sources from online repositories. Also,
the staff at Pleasanton’s Museum on Main provided information on the two properties that included scans and
photographs of images, maps, and newspaper articles housed in the museum’s archives. TreanorHL contacted
the Northwest Information Center (NWIC) of the California Historical Resources Information System (CHRIS);
however, no records were found regarding the properties.

4. PROPERTY DESCRIPTION
The subject properties are in downtown Pleasanton. Located on the southern side of the block roughly bounded
by St. John Street to the south, Main Street to the east, Arroyo del Valle to the north, and the railroad tracks to
the west, the subject parcels are close to the commercial center of Pleasanton which lies to the east and south.
Low-rise residential buildings, mostly single-family houses, appear to the west.

1 The City of Pleasanton, Pleasanton General Plan 2005-2025 (adopted July 21, 2009), pages 7-13 to 7-16.
