Project Name: 475-493 St. John St. HRE Pleasanton
Historic Resources Evaluation - DRAFT
Project No: HP0932.2101.00
February 25, 2021

treanorhl.com 9
According to the Sanborn maps of the area, the subject block and its surroundings were largely developed by
1888: Main Street had a series of commercial buildings while the side streets were mostly residential. Garatti
Winery established a large facility immediately to the northwest of the subject properties by 1939 and became
one of the largest businesses in Pleasanton in the mid-20th century.5 The winery complex was replaced by
housing in the early 1990s.6

475 St. John Street
The building first appears on the 1888 Sanborn map as a one-story wood frame dwelling. Irregular in plan, the
dwelling had a partial-width front porch and an L-shaped rear porch. Two smaller sheds appeared to the
northeast. Two additional accessory structures were constructed between 1898 and 1903, labeled as a hen coop
and a chicken incubator on the 1903 Sanborn map. The dwelling received a small one-story addition to the west
and had only one outbuilding in 1943. A one-story garage was constructed to the north by 1953, the outbuilding
was demolished, the western addition was expanded, and the rear porch was enlarged and enclosed. It appears
that the site layout and the building’s footprint had not changed until 1963. The main house received another
porch addition in 1973, a kitchen addition in 1988, and a new front deck in 1989. The front deck was expanded
once again in 1995.7

According to the permits on file at the City of Pleasanton, the building received various additions and alterations
over time. See below for the summary.8
1973 A porch was added.
1977 The garage door was replaced with a glass door and grill.
1988 Reroofing, 640 sq. ft. kitchen addition, and interior remodel.
1989 A front deck and awnings were added to the southwest corner. The restaurant interior was
expanded by covering this. A perimeter wrought iron fence and archway was constructed, and
monumental sign was added.
1995 A 46’ by 24’ deck was added to the existing deck.

Figures 15 and 16. 475 St. John Street ca. 1988 (Museum on Main).

5 Sanborn maps; EDR, The EDR Aerial Photo Package, SCDC Saint John, 475 Saint John Street (August 31, 2020); The City of Pleasanton,
Pleasanton General Plan 2005-2025 (adopted July 21, 2009), 12-8.
6 Historic Aerials by NETR Online.
7 Sanborn maps; The EDR Aerial Photo Package; City of Pleasanton Permit Center.
8 City of Pleasanton Permit Center.
