BUILDING PERMIT – COMMERCIAL TENANTS: Any tenant improvement plans shall be submitted to the Building and Safety Division for review and approval prior to operation. The applicant shall obtain a building permit prior to commencement of any work. The tenant (s) of the respective commercial spaces shall pay any required sewer fees, traffic impact fees, and all other fees the proposed use may be subject to prior to issuance of the tenant improvement building permit. The type and amount of the fees shall be those in effect at the time the building permit is issued. 12. OUTDOOR PLAZA: Alcohol service and consumption in the plaza area(s) is allowed only upon specific approval by the Department of Alcoholic Beverage Control (ABC) and shall be subject to all ABC requirements. If the commercial space/s are unleased/unoccupied, the property management is responsible for supervising and controlling the activities of patrons within the outdoor plaza area(s). If occupied by a tenant or tenants, the tenant/s is/or responsible for supervising and controlling the activities within the outdoor plaza area(s). The responsible party (property management or tenant) shall ensure no disorderly behavior occurs in the plaza. Project Specific Condition. 13. BUILDING MATERIALS AND COLORS: The building materials and colors in the Approved Plans shall be stated on the building permit plans. 14. PAVING MATERIALS: The color, material, design, and product specifications for the paving materials used on-site shall be in conformance with the Approved Plans and included with the building permit submittal. Any proposed modifications to the final paving design details shall be subject to review and approval by the Planning Division prior to issuance of building permits. 15. WINDOWS: Manufacturer type, design, material, and installation details for all windows within the project shall be specified for each unit/building in conformance with the Approved Plans in the building permit submittal. MOCK-UP: The applicant shall set up a large material and color mock-up on site to confirm conformance with the Approved Plans prior to building permit issuance (or other time frame as approved by the Planning Division). COLOR SCHEME: The applicant shall paint a portion of the building with the color scheme in conformance with the Approved Plans.
