P23-0480 & Tract 8680, 3300 Busch Road Planning Commission
7 of 29
Village 4
Located in the northeast corner of the Project site, Village 4 consists of five multi-family
residential buildings with a total of 101 affordable residential units and one on-site manager
unit. It is anticipated that approximately 45 of the units would be one-bedroom units,
approximately 26 would be two-bedroom, and 31 would be three-bedroom. Each of the
buildings would range in size from approximately 14,269 square feet to 24,072 square feet,
and the units would range in size from approximately 5 10 square feet to 1,060 square feet.
The maximum height of the multifamily buildings would be approximately 38 feet 10 inches.
Village 4 also includes a community center, picnic and play areas, and a pedestrian connection
to the Iron Horse Trail along the Project frontage on Busch Road. Figure 3 shows the layout of
the multi-family portion of the project in more detail.

The closest residential building, i.e. Building B-2, in Village 4 is located approximately 200 feet
from PGS transfer building. The Project plans show landscaping, parking spaces and drive
aisle are proposed as a buffer separating commercial operation from residential uses.

Figure 3: Village 4 Layout

The Park
An approximately 2-acre park would be owned and maintained by the Project Homeowners
Association (HOA) but would allow access by the general public. The park includes picnic
areas, a children’s play area, a baseball diamond, pedestrian paths, and planting, etc. (Figure
4). The proposed multi-use trail abuts the park on the south and east sides.
