Another
14,630 cubic yards of material would be generated by trench spoils and anticipated soil swelling (5
percent), for a total of 142,200 cubic yards of cut and fill work. As a result, the site grading would be
balanced and neither off-haul nor import of dirt would be required.
Grading on the development site and open space has been designed to avoid potential impacts to
Devany Creek and associated vegetation and to provide a transition to the natural grades beyond the
building envelopes. All site grading on the Lester property has been designed to eliminate grading
within areas of 25 percent slope or greater except for grading required to construct small road
segments at the Dublin Canyon Road entrance and a portion along the EVA.
The development site is predominantly grassland and is barely visible to the public from Dublin
Canyon Road or other surrounding areas. The proposed project would balance cut and fill across the
site, with no import or export of materials proposed.
Staging and Access
Construction traffic would utilize Dublin Canyon Road to access the development site. Equipment
staging would occur along Dublin Canyon Road where feasible and on the site of the future trailhead
and parking area.
Hours
Construction hours would conform to Pleasanton Municipal Code requirements and would occur
between 8 a.m. and 8 p.m. Monday through Saturday. Limited construction could occur on Sundays
and holidays with pre-approval by the Chief Building Official.
