Sat 10am-9pm
Sun 10am-9pm
• Equipment:
o Wheels: Approximately 24-30 pottery wheels.
o Worktables: Approximately 10-15 worktables for approximately 24-30 workstations for
hand building, sculpture, or other related art activities.
o Glazing Station: Approximately 20 commercially available glazes in 10-gallon buckets.
Glazing station will also have a variety of commercially available underglazes and wax
resist for different types of decoration.
o Kilns: Plan for one electric kiln (approx. 20 cubic feet stack space) for bisque firing; one
gas kiln (approx. 24 cubic feet stack space) for glaze firing. Exact size and location to be
determined based on the available space and with consultation and recommendation of
manufacturer and studio technician.
o Additional Equipment: Additional related tools such as bench grinder, slab roller,
extruder, pug mill, and other miscellaneous general tools.
o Sinks: Studio will have multiple sinks dedicated for cleaning the studio and equipment.
Studio sinks will be equipped with clay trap to capture clay sediments. The glaze sink
will recycle the same water so that glaze materials do not go into the water stream.
o Air Filtration: Studio will have HEPA filters on existing HVAC system as well as
additional stand-alone air filters and air quality monitors.
o Storage: Studio will have multiple shelving units (40+) for storing, clay, ceramic pieces
for members and students, tools, supplies, and ceramic works in various stages of
completion. Studio will also have multiple (10+) rolling carts for safely transporting
works to various locations within the studio.
o Vehicles: There are no current plans to have any vehicles to be stored on site. As
determined by business needs in the future, a maximum of one compact cargo van may
be parked on-site.
• Materials: The studio will keep a variety of wet-premixed clay on hand for usage, as well as a
number of commercially available glazes, underglazes, and oxides.
• Waste Disposal:
o Water: Sinks will be installed with multi-stage clay traps (similar to plaster traps or
grease traps in restaurants) to capture clay sediments and to prevent clay from going
down the drain. The clay traps will be cleaned out as necessary and the sediments can be
safely disposed of as regular waste once dried out.
o Glaze: Water used for glazing and glaze production will be reclaimed in a separate,
independent sink that is not connected to the buildings plumbing. This sink will filter and
use the same reclaimed water to prevent any glaze materials from going down the drain.
The sediments can be reclaimed and used as a “potluck” glaze or be dried out and fired to
temperature which then can be safely disposed of as regular waste.
o Reclaim clay: Clay that is left over as part of regular studio practices will be saved and
reclaimed to be used again.
• Parking: The complex has ample parking and is assigned 2.5/1,000sf unreserved parking in the
complex for about 10 parking spaces. The parcel has a total of 159 parking spaces, including 9
accessible spaces. The studio will be able to use all of the available parking spaces on the parcel.
Per Serpentine Business Park HOA documents “The parking area is all unreserved parking.
However, all parking in front of the loading doors shall be for the exclusive use of that occupant”
(See attached file parking-statement.png). Additionally, The other businesses on the parcel does
not generate significant traffic based on number of employees and the type of business (see
