creating durable works. Combustion by-products from firing consists mostly of carbon
dioxide (CO2), and water vapor (H2O), and will not create smoke, odors, or visible
combustion in the surrounding area. The facility itself will be well ventilated to ensure
safety for studio members and employees and kiln operation will not impact surrounding
activities or cause safety concerns.
• Impact on Surrounding Area: The studio will be a great addition to the surrounding area, as
the local businesses nearby already include an afterschool program (Gurukul Pleasanton
Academy), Music School and Studio (Radayeva Music Studio, Pleasanton Academy of Music),
Photography studio (Creative Imaging by Robert Garcia), Jumpy House (Pump It Up
Pleasanton), Gymnastic Gym (West Coast Olympics Gymnastics Academy), Martial Arts School
(Tri-Valley Judo & Jiu-Jitsu), Chess Club (Kings Land Chess) which all work to foster creativity
and education the general public as well as kids. The studio’s goal of education and creativity in
clay arts fits well with the services offered by these other businesses and will have a positive
impact on the neighborhood.
• Community Benefits: The goal of the studio is to foster a vibrant and inclusive environment
where individuals of all skill levels can develop their skill through classes and explore their
creativity through ceramics and further develop their creative expression through ceramics. As
such, the goal of the community, the surrounding businesses and the studio are mutually aligned
will serve to benefit the community overall.
• Justification for Conditional Use: While a ceramic studio may not be a permitted use in the
zoning district by right, I believe this use will be suitable with the neighboring uses in the area,
which is a mix of commercial, office, and industrial. The neighboring area has sites that are used
for church, gymnastics, martial arts, music classes, photography and an addition of the studio
will fit well with the other businesses in the area.
• Public Health, Safety and Welfare: Ceramic studios can be safely set up in a variety of
locations. In the Bay Area, there are a number of commercial ceramic studios in a variety of
locations, from retail malls to warehouses. There are many non-commercial studios as well, in
places such as schools and community centers. Like most ceramic studios, we will be diligent in
implementing standard safety protocols in terms of materials handling, air filtration, ventilation,
waste reclamation and recycling. Ceramic studios as outlined above will be safe to operate and
maintain and will not be detrimental to the public health, safety, or welfare of the people, or
materially injurious to the properties and improvements in the vicinity.
• Compliance: Upon review of all the available information, I believe the proposed conditional
use complies with all applicable provisions and will revise the proposal based on the planning
commission’s findings for any additional conditions to reach compliance.
I am available to meet with the Planning Department at your convenience to discuss this application in
further detail and answer any questions you may have. Thank you for your consideration.
Sincerely,

Peter Kuo / June 5, 2025
