Pleasanton BART October 9, 2025
Site Re-Use Options Memorandum

14

5. Test Fits
a. Building Types
The following building types are best suited for development on this site:

i. Seven to Eight-Story Podium Building
(5-over-2 or 5-over-3)
Commonly used in multifamily residential,
this building type consists of five stories of
wood-framed Type 3A residential on top of
two to three concrete levels of Type 1 podium
parking. The podium levels may also include
an exterior liner of apartments and/or stoop-
style residential units, as well as residential
common areas, commercial uses and utility
spaces on the ground floor.

While these buildings are allowed to be up to
85 feet tall per the California Building Code,
they must adhere to a 75 foot life safety limit
(i.e. the floor level of the topmost residential
floor must be less than 75 feet). This limits the
floor-to-floor heights to eight stories. Podium
buildings usually have a courtyard at the top
of the podium which provides a shared open
space for residents.

ii. Five to Eight-Story Wrap Building
This building type typically consists of a
central concrete parking structure “wrapped”
by five to eight stories of wood-framed
residential (usually in the form of a residential
liner with a single-loaded corridor). The
residential is usually one or more stories taller
than the parking levels. The ground floor may
be mixed-use with both residential (homes
and/or common areas) as well as commercial
uses.

iii. Five to Six-Story Courtyard Building
Also Type 3A construction, this building type
consists of 5 stories of wood-framed Type 3A
residential with limited or no parking. The
ground floor may be mixed-use with a
combination of residential (homes and/or
common areas) as well as commercial uses.
This building type also includes an at-grade
courtyard. Alternatively, the entire ground floor
could be Type 1 and commercial, with five
stories of Type 3A residential above.
Figure 5-1: Typical section of an 8-story podium building
with 2-3 levels of parking.
Figure 5-2: Typical section of a 5-story wrap building.
Figure 5-4: Typical section of a 5-story courtyard building.
Figure 5-3: Typical section of an 8-story wrap building.
Figure 5-5: Typical section of a 6-story courtyard building.
