The structure must be made to conform to all applicable occupancy <br />requirements, codes, and ordinances for the proposed use. <br /> <br />All building and other applicable City permits shall be obtained prior to <br />construction of any tenant improvements. <br /> <br />The applicant shall pay any and all fees to which the use may be subject prior to <br />issuance of building permits and/or occupancy. The type and amount of the fees <br />shall be those in effect at the time the building permit is issued. <br /> <br />The vent location for the gas fireplace 'sh'all be subject to final review and <br />approval by the Planning Director. <br /> <br />Any new ducts, meters, air conditioning equipment, or any other mechanical <br />equipment, whether on the structure, on the ground, or on the roof shall be <br />effectively screened from view with materials a~chitecturally compatible with the <br />main structur,e. Screenin,g. details shall be shown on the plans submitted for <br />issuance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening, shall be provided prior to occupancy. <br /> <br />Any new mechanical equipment shall be consiructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment fol that zoning district. <br /> <br />[end] <br /> <br /> <br />
