City of Pleasanton
LighƟng & Landscape Maintenance District No. 1995-1,
Moller Ranch
Engineer’s Report

Page 19

Notes to Estimate of Costs
i. Incidental and administraƟon costs esƟmates include City staff hours
dedicated to the administraƟon of the assessment (including staff Ɵme
to bid work, monitor contracts and contractors, respond to residents’
inquiries, etc.), county charges for inclusion of assessments on property
tax bills, and other incidental costs.
ii. The district’s capital repair and replacement anƟcipated year-end fund
balance is approximately $268,100. The reserve fund has been drawn
down in prior fiscal years due to necessary expenditures including
irrigaƟon system repairs and clearance pruning for vehicles and
pedestrians. The projected 2026-27 expenses, if current maintenance
levels and water use were maintained, are higher than the projected
annual revenues. Therefore, the City will need to reduce maintenance
and greatly reduce water use to begin to return the account to a
balanced budget. Reserve/replacement funds are held in an interest
bearing account unƟl needed for repairs to the irrigaƟon system,
landscaping or other District features.
iii. The rate shown here is for a single-family home or its equivalent. For
the definiƟon of the term Single Family Equivalent (SFE) and rates for
other types of property, see the secƟon Ɵtled, “Method of Assessment”
and the secƟons following it in this report.
