P26-0222, 4301 Hacienda, Suites 100 & 120 Planning Commission
6 of 6
ENVIRONMENTAL ASSESSMENT
This project is categorically exempt from the California Environmental Quality Act (CEQA),
pursuant to CEQA Guidelines Section 15301, Class 1, Existing Facilities. The proposed use is
for the operation of a private school within an existing building zoned for the proposed use,
with no expansion of the existing building. The proposed use does not involve any hazardous
substances, all necessary public services and facilities are available, and the surrounding area
is not environmentally sensitive. Therefore, no additional environmental review is required.

SUMMARY/CONCLUSION
Based on the characteristics of the proposed use expansion and its location, the subject
proposal is consistent with the applicable PMC regulations and Hacienda PUD, and findings
for approval of the CUP can be made. As proposed and conditioned, staff concludes that the
proposed use would be compatible with the surrounding businesses and would not
detrimentally affect them. Conditions of approval have been included to ensure the safety and
general welfare of the surrounding area, and the City in general, are maintained.

Staff Planner: Emily Carroll, Associate Planner, 925-931-5608 or ecarroll@cityofpleasantonca.gov

Reviewed/ Approved By:
Derek Farmer Assistant Director of Community and Economic Development and Planning Manager
Eric Luchini, Senior Planner
Katherine Wisinski, Assistant City Attorney
