PC-2026-16 June 24, 2026
and signed by a California-licensed civil engineer. (Fulfill this condition prior to
plan approval.)

72. EMERGENCY OVERLAND STORMWATER FLOW/SUMP PROPERTIES: All
properties shall be designed with an emergency overland flow path to direct
storm runoff to the nearest public street or open flood control facility in the event
on-site pipes become plugged. The flow path shall be lower than the finish floor
elevation of all habitable structures. The flow path cannot rely on neighboring
properties unless a storm drain easement across the neighbor is obtained.
Sump properties must be designed to discharge the 50-year recurrence interval
storm event through the pipe network before habitable structures become
inundated. (Fulfill this condition prior to plan approval.)

73. STORM DRAIN FORCE MAIN: The SDFM intended to discharge stormwater
from the detention basin to the City pipe network on Busch Road is shown
extending across property owned by Amazon (APN 946-1250-19-6). The
Applicant shall provide evidence of property rights acquired from Amazon for this
private pipeline. Alternatively, the Applicant shall relocate the pipeline onto
property where easement rights can be obtained. (Fulfill this condition prior to
plan approval.)

74. STORM DRAIN PUMP EQUIPMENT: The planned bioretention area and
detention basin to be located east of the current El Charro Road alignment will be
served by pumping equipment. Said equipment could be damaged if the controls
become inundated. Because this area is identified as Zone A on FEMA Flood
Insurance Rate Maps and is thus subject to floodwaters, any pump equipment
associated with the storm drain network shall be elevated at least one foot above
the expected flood elevation. (Fulfill this condition prior to plan approval.)

75. STORM DRAIN BEYOND SUBDIVISION BOUNDARY: The Applicant shall grant a
storm drain easement (SDE) to the City for any portion of the storm drain network
that extends beyond the subdivision boundary including the pipe network,
bioretention area, detention basin, pump system, and force main to the east.
Maintenance of these improvements shall be by the City with funding from the
Community Facilities District except as follows: Any weed abatement or
ornamental landscaping maintenance within the bioretention or
surrounding/appurtenant areas shall be the responsibility of a private entity such
as the homeowner’s association or underlying property owner. (Fulfill this condition
prior to map approval.)

76. SANITARY SEWER DESIGN STANDARDS: Connections to the City’s sanitary
sewer network shall conform to Pleasanton Municipal Code Title 15 “Sewerage”.
All buildings inhabited by human beings which are not more than 250 feet from
the City’s sewer network shall be connected. All premises, parcels, and/or lots
shall have independent connections to the City’s sewer network. The public
