In addition, all proposed roads on
the project site would contain 5-foot sidewalks on both sides (except for the eastern side of Street A)
and would also provide crosswalks at all internal intersections (except for adjacent to Street A’s
roundabout), in accordance with the City’s applicable Standard Specifications and Details.
There are no sidewalks currently in the vicinity of the project site, including on Busch Road. The traffic
signal at the Busch Road and Ironwood Drive intersection includes crosswalks with pedestrian signal
heads to facilitate pedestrian crossings, and sidewalks extend on Busch Road west of the intersection
and on Ironwood Drive.
As discussed above, the Villages at the Quarry Project, or the proposed project if the Villages at the
Quarry Project does not proceed to implement these improvements, would be required to construct
off-site sidewalk improvements to Busch Road that would connect to existing sidewalks on Busch
Road and Ironwood Drive.
2.3.6 - Design and Landscaping
Building Design and Height
Building heights would range from approximately 19.5 (single-story homes) to a maximum of 30 feet
(2-story homes). Buildings would be set back from the proposed streets in accordance with the
development standards set forth in Table 1.
In conformance with the proposed development standards, the project applicant proposes three
housing unit types for the 50x70 Lot Development Standards, three housing unit types for the 50x80
Lot Development Standards, and two housing unit types for the 59.5x97 Lot Development Standards.
Details about the proposed housing are provided in Table 3.
Table 3: Housing Details
Housing Unit Type
Lots 1–102
50x70 Lot Standard
(approximate)
Lots 103–130 Lots
162–178
50x80 Lot Standard
(approximate)
Lots 131–161
59.5x97 Lot
Standard
(approximate)
Home Size (square feet) 2,541 to 2,648 2,991 to 3,398 2,642 to 2,660
Height 2 story 2 story 1 story
Attached Garage 2 car 2 car 2 car
Bedrooms 4 to 5 4 to 5 3 to 4
Bathrooms 3 to 3.5 3 to 4.5 2.5 to 3.5
