The proposed architectural style is a modern farmhouse style architecture utilizing flat as well as pitched roofs
and a soft palette of materials. Featured materials would include a vertical board & batten wood siding, a thin
stone veneer, black metal railings, and a black standing seam metal roof. In addition, a black accent color would
be used for all window and door frames, as well as trims, fascias, downspouts, etc.
The proposal is in compliance with a majority of ODS requirements. Please see attached ODS chart for proposed
exceptions. The project proposes to have 22% hardscape area and 78% landscape area. The current height
requirement for the MU-T allows for a 36 foot building height and this proposal complies with this requirement.
The proposed height of the tallest roof point will be 32 feet. The current zoning allows for a 1.25 FAR, which the
project is in compliance with at a 0.71 FAR. Additionally, the project proposes a 39% lot coverage.
