ARROYO LAGO RESIDENTIAL PROJECT
ADDENDUM

FCS 29
Https://adecinnovations.sharepoint.com/sites/PublicationsSite/Shared Documents/Publications/Client (PN-JN)/2148/21480036/Addendum/21480036 Arroyo Lago Residential Project Addendum.docx
A new trail connection is proposed along the northern project site boundary and the western side of
the proposed Street A, as shown in Exhibit 4, within which project infrastructure would be installed for
storm drain, sanitary sewer, and water; in addition, the trail connection would be available for
restricted public access (limited to bikes, pedestrians, and authorized City maintenance equipment).
The proposed trail connection would require an access easement from Zone 7 Water Agency, the
property owner, to the City. These upgrades are designed to enhance flood protection and utility
reliability for the proposed project, as well as provide pedestrian/bicycle connectivity for the benefit of
the project residents, guests, and members of the public.
The proposed project would include the addition of a landscaped multiuse trail north of the project
site, as shown in Exhibit 9c. Development of the trail would require removal or realignment of an
existing chain-link fence and would provide an improved pedestrian and bicycle connection between
the project site, Mohr Elementary School, and surrounding neighborhoods, thereby enhancing local
circulation and neighborhood connectivity.
2.3.5 - Circulation and Access
Vehicle
The proposed project would include a 2-car garage attached to each proposed single-family home . .
All applicable City off-street parking standards would be satisfied. Additional parking would be
provided along the proposed project’s internal streets. Primary vehicular access to the project site
would be via Busch Road, as shown on Exhibit 4. Additionally, speed bumps are proposed on Streets
A and B as a traffic calming measure.
During project operation, emergency access would be provided via Busch Road from Valley Avenue.
Bicycle
Currently, there are no bicycle lanes on Busch Road adjacent to the project site. The nearest existing
bicycle route is a Class II bicycle path, which starts at the Ironwood Drive and Bradford
Way/Cornerstone Court traffic circle and connects to the Iron Horse Trail, approximately 1,000 feet
west of the project site (Exhibit 6).17 West and north of this intersection, bicycle lanes are provided on
both sides of Ironwood Drive and Busch Road. In addition, the Iron Horse Regional Trail, a paved
multiuse path that stretches over 30 miles from Concord to Pleasanton, is located approximately
1,500 feet west of the project site, providing access to the Dublin/Pleasanton BART Station.
As discussed above, the Villages at the Quarry Project, or the proposed project, if necessary,18 would
be required to construct off-site bicycle lane improvements to Busch Road that would connect to the
existing bicycle lanes on Busch Road and Ironwood Drive.

17 City of Pleasanton. 2019. Trails Master Plan. Website: https://www.cityofpleasantonca.gov/assets/our-government/public-
works/engineering/landscape-ordinance/trails/trails-master-plan.pdf. Accessed March 10, 2026.
18 As previously described, the approved and entitled Villages at the Quarry Project is responsible for the implementation of
this improvement. If that project does not move forward, or does not proceed in a timely manner, the Arroyo Lago project
developer would be responsible for implementation.
