P26-0258, 2709 Stoneridge Drive, Suite 110 Planning Commission
9 of 9
August 28, 2026. At the time this report was published, staff had not received any public
comments.

ENVIRONMENTAL ASSESSMENT
The project is categorically exempt from CEQA pursuant to CEQA Guidelines Section 1530 1,
Class 1, Existing Facilities. The proposed use is for the operation of a tutoring school within an
existing building zoned for the proposed use, with no site modifications or expansion of the
existing building. The proposed use does not involve any hazardous substances, all necessary
public services and facilities are available, and the surrounding area is not environmentally
sensitive. Therefore, no additional environmental review is required.

SUMMARY/CONCLUSION
Based on the characteristics of the proposed use and its location, the subject proposal is
consistent with the applicable PMC regulations and PUD, and findings for approval of the CUP
set out in PMC § 18.124.070 can be made, as further documented in the resolution
accompanying this staff report. As proposed and conditioned, staff concludes that the
proposed use would be compatible with the surrounding businesses and would not
detrimentally affect them. Conditions of approval have been included to ensure the safety and
general welfare of the surrounding area, and the City in general, are maintained.

Primary Author: Diego Mora Associate Planner, AICP, 925-931-5618 or DMora@cityofpleasantonca.gov.

Reviewed/Approved By:
Eric Luchini, Senior Planner
Derek Farmer, Assistant Director of Community and Economic Development and Planning Manager
Katherine Wisinski, Assistant City Attorney
