3909 Vineyard Avenue
Design Review Comments
October 31, 2005 Page 2

. Issues and Concerns
Overall, the planning and design of this project is executed in a thoughtful manner. There are, how-
ever, a few issues that staff and the Planning Commission may wish to address.

Site Plan
L The Play Area is somewhat isolated and surrounded by automobiles.

2. The pedestrian view leaving the courtyard at Cluster C is one of garages. The entire back of Cluster D
will effect the character of the entries to other units along the west side of the site.

3. The placement of the open space at the terminus of the northern entry to the project is good. Equal
attention should be given to the southern entry.

~

...:=...... """"'F .,...

i

,

~ i .
., I . ,
II. II! i.
,I . ,.~.

"- --~

Exposed end units
with garage doors
need more
"Front Door" appeal

View terminus
landscaping
is important

Good visual
relationship

Visual quality of
these elevations
critical to project's
sense of place

Elevations
L The floor plans which require an elevated first floor to accommodate a garage in the rear results in
rather tall eave lines and trellis features along building fronts.

2. Design detailing at the porches and balconies seem a bit rural in their architectural character with
simple angled brackets at columns.

3. A few exposed rafter tails are included at the upper roof, but one wonders why there are not more
provided.

4. Very tall brackets at second floor balcony projections seem
rather exaggerated.

5. The overall expression ofthe units does not delineate indi-
vidual units very well. It is hard to identify "My Home."

6. The east elevations of units facing the common driveway,
shown to the right, feels more like an apartment building
without adequate unit delineation.

CANNON DESIGN GROUP

180 HARBOR DR1VE.SUITE 219.
