Tree Report, Vineyard Townhome Condominiums
Pleasanton, CA
September 15, 2005

HortScience, Inc.
Page 2

Description of Trees
Fifty-eight (58) trees were evaluated, representing 16 species (see Table 1 following page).
Descriptions of each tree are found in the Tree Survey Forms and iocations are plotted on the
Tree Survey Map at the end of this report. Twenty-two (22) trees met the City's criteria for
"Heritage tree". Twelve (12) Heritage trees were located on the project site and ten (10) were
off-site. Twelve (12) off-site trees were included in the survey because they were near the
property line and their crowns overhung the project site.

California black wainut was the most dominant species with 16 trees (28%). Raywood ash was
the second most frequently occurring species eight trees (14%). Valley oaks were represented
by seven trees (12%); sweetgum by five (9%). No other species was represented by more than
four trees. Trunk diameter ranged from 5" to 43" for single-trunked trees. Coast live oak, valley
oaks and western sycamore are indigenous to Pleasanton and are likely native to this site. The
other tree were planted exotics. .

Tree condition was predominantly fair (48%) to good (31%) condition. Twelve trees (21%) were
in poor condition.

California black walnuts, the most frequently occurring species, were mostly in fair (12 trees)
and poor (4 trees) condition. The black walnuts were mostly located in the middle of the site and
were the largest trees. Trees in fair condition were characterized by branch dieback, wounds,
decay and stump sprouts. The largest trees were #28, 37, 49 and 50. In contras~ four black
walnuts were in poor condition. These trees had more extensive branch dieback and significant
trunk decay. Some of the black walnuts had old decaying English walnut stems (eg. #31, 49
and 50). The English walnuts were originally grafted on black walnut rootstock, died out, and the
black walnuts re-sprouted into what are now large trees. Decay was present in many of the
large black walnut stems.

Raywood ash was almost equally divided between fair (3 trees) and good (5 trees) condition.
The ash were all located on Birch Creek Dr., planted as street trees. Trees in good condition
had good form and full canopieS'. Trees that were fair had branch failures and sunscald on the
trunk. The trees were not showing the branch dieback common in the Bay Area.

Six young valley oaks were located near an existing concrete retaining wall on Birch Creek Dr.
Trees #8.10 were located next to the wall, and had multiple trunks. The oaks were all in good
condition. Valley oak #57 was located off-site near the comer of Birch Creek Dr. and Vine St. It
was mature in character, had a 25" diameter trunk and was in good condition. It had a low
lateral limb on the west that extended approximately 20' into the project.

A western sycamore was located at the northeast corner of the site. It was positioned at the top
of the south bank of the Arroyo Del Valle. It was multi-trunked in form and in good condition. It
had cavities in the trunk which is not unusual for this native species.

The most significant off-site trees were located at the Del Arroyo Apartments near the existing
wood fence on the west side of the site. The five sweetgum were mostly in fair condition with
high, narrow canopies. One sweetgum was in poor condition with a high, small crown. Two
silver dollar gums were in fair health. One tree was topped long ago and the trunk on the other
tree bowed to the south. Two Canary Island pines were in good condition.
