The site is north of Vineyard Avenue and west of Birch Creek Drive as shown in
Figure 1. The site is currently vacant. It is our understanding that plans are to construct a
condominium complex consisting of 45 units, each ranging in size from 1702 to 1867 square
feet. No basements are planned, and site preparation will require minor grading to level the
building pads and prepare subgrade for flatwork.

Our scope of services included a site reconnaissance and review of geotechnical reports for other
projects in the vicinity. The documents we reviewed are listed in the attached reference list. The
purpose of our study was to evaluate subsurface conditions at the site and present preliminary
geotechnical conclusions and recommendations for evaluating the geotechnical-related feasibility
of the proposed project. We researched reports for projects in the vicinity, and were able to
review geotechnical reports for Vineyard Avenue at Amador Court (MeniI & Seeley, 1983)
located east of the project site, and 3851 Vineyard Avenue (JCP Geologists, 1981) located west
of the project site.

SITE CONDITIONS

The site is bound by Vineyard Avenue to the south, Birch Creek Drive and 1- to 2-story
condominiums to the east, Arroyo Del Valle Creek to the north, and 2-story condominiums to the
west. The site is approximately 5 acres and consists of a vacant lot with several large trees and
grass that gently slopes down towards the north.

A steep bank is located north ofthe northern property line. The Arroyo Del Valle Creek is
located several hundred feet to the north. The bank slopes steeply, downward to the stream
channel north of the site.

SUBSURFACE CONDITIONS

. Borings from the previous investigations we reviewed encountered alluvial deposits consisting
primarily of silts and clays with varying amounts of sand and gravel and interbedded sand lenses.
Although the soil types encountered were very consistent, the strength ofthe upper material
varied. Some borings encountered stiffto hard silt throughout. Other encountered soft, wet silt

Treadwell & ROllo,' Inc. Environmental & Geotechnical Consultants
555 Montgomery Street.
