I have reviewed the four
street configuration alternatives presented by Ponderosa and the one plan proposed for the Cameron
Avenue re-design by the City Staff as well. The design option presented by the City and Ponderosa's
Alternate 3 seem to meet many of the ideas presented at the meeting with the exception of the
sidewalk. Unfortunately the Staffs plan calls for the neighbor's property on the north eastern end of
Cameron to be used to extend a new sidewalk to Martin Avenue along Cameron. I agree that Cameron
should not be widened more than 28 feet unless it was necessary to increase the width to include
parking bays and/or parallel parking along the street near my home as having parking in front of or
across from my home is essential to maintain.

I am not opposed to safer access along Cameron for pedestrian and bike riders. Traffic calming designs
to the road and "table -top" mounds at Equestrian and at the end of Cameron and Martin will help
lower the speed of the vehicles traveling along Cameron. Eliminating city bus traffic on Cameron and
restricting right turns going south from Martin Ave. onto Cameron during school commute times will
also help make the passage for bike riders and pedestrians safer along Cameron. Having fewer homes
in the proposed development would also eliminate increased traffic generated by the development

There are other issues and options still to be explored that were not addressed in either the
ponderosa's Cameron Avenue Design Alternatives or the City Staff Report of May 10th. One of the other
recommendations to Staff made by the Planning Commissioners was to explore the developments'
internal street configuration and better dispersal of the development's internal and increased traffic
more evenly onto the surrounding neighborhood streets. Alternative walking paths and Emergency
Vehicle Access Only roads from the development either onto Trenery along side of the Lehman's
residence or onto Martin Ave along the Selway's residence were not addressed fully in the Staff
Report. The Staff Report cited that a direct connection from Cameron through the development to
Martin might encourage "cut-through" traffic by passenger cars traveling to and from Mohr School
(page 4 of the Staff Report). This is very unlikely. The majority of traffic going along an alternative
route would be from within the proposed development itself. The shortest route to Mohr School for
I most of the homes inside the proposed development would be along a path or road from Street "A"
towards Martin Ave along the side of the Selway's Residence. It was also proposed in the last
! workshop that some school children might be encouraged to walk along the internal sidewalks of the
I ponderosa Development to school as a safer alternative to going on Cameron that does not have
(sidewalks. Car traffic traveling from surrounding neighborhoods such as Palmer and Kamp to the back
I entrance of Mohr School would most likely be going directly down Cameron to Martin which is a more
1 direct route to the school.

5/10/2006
