What is the "accessory structure?1I It
sounds like the owner is asking to build a second house on his lot, Or perhaps it will be
a storage building for his RV (which is a fairly large RV that he is currently storing on
his driveway). Can you let me know what this accessory structure is supposed to be?

(2) Increasing the floor area ration from 40% to 60,5% sounds like a significant
increase - has the city allowed this in the pa~t?

(3) If the city allows the owner to build such large structures, then wouldn't decreasing
the set back make the structures intrude significantly on the neighbors? A 30 foot-tall
structure located only 3.85 feet from the neighbors house sounds like it will be looming
right over them, Your thoughts?

(4) Not sure what #4 means...is there an existing accessory structure that the owner wants
to raise from 151 to 291? I will need to see the plans to understand what the structure
would look like, but 291 sounds like a massive structure. Is the owner also going to
increase the height of the existing house to be 291, as well?

Also, the owners lot is not level - it slopes up quite a bit in back, Is he proposing to
build the new structure on the sloping part of his lot, or will he flatten out to the lot?
If built on the sloping part of the lot, then the 29' structure would actually be
substantially higher when measured from street level, perhaps as much as 35+ feet above
the street. (I hope this explanation makes sense :-) Can you clarify?

I am also concerned about the precedent that would be set if the city approves the
requested variances, Would the city have to allow other property owners to build
similarly large structures on their lots, in addition to being allowed to build two houses
on each lot? How would this effect the character of our historic neighborhood? With
multiple houses on each lot, would we still be a single-family residential district?

Thank you for taking the time to help me understand the requested variances!

Sincerely,
Joseph Hernan

~

1
