Box 520
Pleasanton, CA 94566
3800 West Chapman Avenue • Orange, CA 92868
(714)940-3500
RE: If Store #629 Closes (Home Depot's Existing Location)
Dear Marion:
You have asked us to conduct an analysis/study showing Iio~~~ much additional business,
and therefore traffic trips, would transfer to a store at Stanley and Bernal in the event the
existing store on Johnson Drive were to close. It is important to point out that there are
nine years remaining on the Johnson Drive lease and, additionally, Lowe's is planning a
store in Dublin near the intersection of Dublin Boulevard and Tassajara Road. As such,
to close the existing location would not only leave us with a nine year liability, more
importantly, we would be giving up a large portion of the market to our competitor. That
said, the following is our trip estimate, broken down by days of the week.
Given that the volume shift to the new store would be $12.1 million ($32.6 up to $44.7)
and an average transaction of $60.00 over a 52 week year, the weekly traffic would
increase by 3,878 trips. Our estimate breakdown of these trips by day of the week is as
follows:
Monday through Friday: 465 trips per day
Saturday and Sunday: 776 trips per day
This sales transfer study does not take into account any customers who might choose to
shop at a new Lowe's in Dublin instead of driving across Pleasanton, so it is likely these
figures would be lower.
U.7A
-_
rro~a svo~~~
