PUD-65 Environmental Checklist
Discussion
a) The subject parcels were already designated for office development in the City's General
Plan and/or North Sycamore Specific Plan. Therefore, since this type of development
was already planned for the parcels, the proposed project would not physically divide an
established community. Therefore, this would be categorized as no-impact.
b) The subject parcels are designated by the Land Use Element of the Pleasanton General
Plan for "Retail/Highway/Service Commercial; Business and Professional Offices" land
uses, which allows commercial and office uses. The proposed project, which will contain
office uses, is consistent with this land use designation and, additionally, would provide
approximately 21,795 additional square feet of new office space to serve residents and
businesses of Pleasanton and its market area, implementing Policy 4 of the General Plan's
Land Use Element which calls for ``the City to ensure that neighborhood, community, and
commercial centers provide goods and services needed by residents and businesses of
Pleasanton and its market area." The Floor Area Ratio (FAR) would be 29.9% with the
proposed project, which complies with the General Plan's 60% FAR limit for commercial
properties. Although the 5998 Sunol Boulevard property would be rezoned from the
Office District to the PUD-Office district, it would still follow the site development
standards of the City's Office Zoning District (similar to the 5980 Sunol Boulevard
parcel, as specified by the North Sycamore Specific Plan). The Office Zoning District
permits a maximum floor area ratio (FAR) of 30%. The proposed 29.9% FAR would be
consistent with the maximum 30% FAR allowed in the Office Zoning District.
Therefore, this would be categorized as no-impact.
c) There is no habitat conservation plan or natural community conservation plan applicable
to the project area. Therefore, this would be categorized as no-impact.
10. MINERAL RESOURCES
Environmental Setting
The subject site has not been identified to have mineral resource deposits.
Standards of Significance
For purposes of this environmental document, an impact is considered significant if the proposed
project would:
Result in the depletion of a mineral resource.
23
