3. Construction of Property. Rotary shall construct the <br />Project in accordance with the plot plans, construction <br />plans, and specifications filed with the City. Rotary <br />shall construct the required subdivision improvements <br />as shown on those certain improvement plans as approved <br />by City. Such improvements include, but are not <br />limited to, concrete curb replacement, sidewalks, and <br />adequate connections for cable television, gad, <br />electricity, waster, and sewer. <br />4. Binding Effect. This Purchase and Sale Agreement shall <br />be binding upon and inure to the benefit of the parties <br />to it and to their respective successors or assigns. <br />5. Entire Agreement. This instrument, and the exhibit <br />thereto, constitute the entire agreement between the <br />parties. <br />6. Modification. No modification of this Agreement shall <br />be valid or binding unless such modification is in <br />writing, duly dated and signed by both parties. <br />7. Effective Date.
