M. Successors and Assigns. <br />Subject to the provisions of Section 8 hereof, this Agreement shall be binding <br />upon and inure to the benefit of the parties hereto, their respective heirs, administrators, <br />successors and assigns. <br />N. This instrument contains the entire agreement between the parties relating to <br />the rights herein granted and the obligations concerning this instrument shall be of no force <br />and effect excepting a subsequent modification in writing, signed by the party to be charged. <br />O. In the event of any controversy, claim or dispute relating to this instrument or <br />the breach thereof, the prevailing party shall be entitled to recover from the losing party <br />reasonable expenses, attorneys' fees and costs. <br />P. This instrument shall bind and inure to the benefit of the respective successors, <br />agents and assigns of the parties hereto. <br />Q. This Agreement shall be governed by and interpreted in accordance with the <br />laws of the State of California. <br />R.
