11. If the City decides to terminate this MOU for any reason, the City shall process an <br />application, including any required environmental review, to amend the General <br />Plan map and text, and re-zone the Core Property within the Urban Growth <br />Boundary to Low Density Residential (which permits one dwelling unit per two <br />gross acres); and to amend the General Plan map and text, and re-zone the Core <br />Property outside of the Urban Growth Boundary to Public Health and Safety / <br />Wildlands Overlay. In the event the Golf Course project is not further pursued by <br />the City and the parties terminate this MOU, the City agrees to work <br />cooperatively with the Property Owners if they pursue alternative development <br />proposals for the Golf Course Property. <br />12. The requirement of the City to purchase, and the Property Owners to sell the Golf <br />Course Property shall be of no force and effect unless Happy Valley Annexation <br />No. 150 is approved by the Local Agency Formation Commission of Alameda <br />County by October 1, 2002. <br />13.
