The accuracy of the simulations was assessed with respect to building scale,
color; location, and landscape treatment as described in the available project application material.
In addition, simulation viewpoints were evaluated to insure all sensitive viewers of the project
were represented and that the simulations and simulation viewpoints are effective in determining
the potential visual impacts of the project.
Methodology
The following steps were taken to develop the peer review of the visual simulations.
1. Review available project data including site plan maps, site topographic data,
architectural drawings, architectural material samples and landscape plans.
2. Compare the three-dimensional (3D) computer model used to prepare the simulations
with the project data and review for accuracy.
3. Verify simulation accuracy; the applicant's simulations were evaluated for accuracy in
depicting the project from the given viewpoint location, position, proper representation of
color, texture, architectural detail, grading, landscape treatment and realism.
4. Review simulation viewpoint locations; simulation viewpoint locations were evaluated to
ensure that all sensitive viewers and viewing conditions within the study area were
represented in the simulations and that the viewpoints were effective in describing the
project for impact analysis.
Peer Review
Based on our review of the visual simulations, we have a few concerns and suggestions that we
believe would improve the simulations as a useful analytical tool with which to assess the
potential visual impact of the project. We have outlined these below.
No viewpoint location map or camera focal length information was made available. As a
consequence, it was not possible to determine if the camera settings in the 3D model
matched the simulation photography or if all viewers and viewing conditions have been
represented. It appears a variety of camera lenses were used to develop the simulations;
we suggest using a consistent 50mm lens for all the viewpoints to assure an accurate
representation of the relative visual impact from each viewpoint and to approximate what
the viewer observes in focus.
