story house as a workshop format suggests. This house would not be allowed on any
hillside area in Pleasanton in which the City has discretionary review. It would not. be
allowed on the Ridge for example. Even the guidelines for the Beratlis property state that
one should; . _ . "prevent house styles that are highly ornate or not commonly associated
with hillside development." Again, the land is being forced to fit the house.
A year or more ago when I noticed a huge digger clattering up the back side of the hill, I
called Mrs. Sarich and said I was extremely concerned as this large machine appeared to
be digging on the far side of the hill where there was no building site. The response was
that the City said they had to take soil samples, again, on this non-site. When, at the
suggestion of the City, Mr. Sarich met with me last Fall to show me the plans; I believe I
was quite honest in my concern particularly with the siting though the architecture was
also a consideration.
Suggestions: I said that there were places in Pleasanton that could accommodate this
house, namely Ruby Hills, Golden Eagle, and possibly the lower area of Moller Ranch.
There aze also numerous 20 acre vineyazd parcels azound the valley, some in Pleasanton,
that have two acre home sites surrounded with planted vines. Some of these sites are flat,
some are situated on raised benches. I believe all would accommodate Tuscanesque
architectwe.I even suggested that you might place the house on the lower more flat area
where six LDR home sites will be, though in that case the architecture might still be
inappropriate. However, Mr. Sarich said he wouldn't have a view from there.
Nevertheless, one could put a pool house or some other structure up on the bench area
from which one could obtain a view of Ruby Hills. I also suggested that he could
combine the two hillside lots and stretch the house along the length, obviously, that
would entail major redesigning.
Unfortunately, the Sariches appeaz to have their hearts set on this massive Tuscan-like
house with its grand. entrance wrapping around the entire hill. It is particularly
unfortunate that they didn't check the VCSP and design guidelines prior to pwchasing
the property.
Again, they pwchased this property after the adoption of the Vineyard Corridor Specific
Plan and the Vineyard Corridor Design Guidelines. All the other new development,
Greenbrier, Delco, Centex, any other hillside residential development (there are 171eft
excluding current home sites) has to abide by the Plan.
Please suggest that the structwe be placed on the flat bench area where the existing
garage and house are located, and that it blend in with its surrounding environment.
Thank you,
S' i~~~~
Ford and Mary Roberts
