The request
is to merge two lots and subdivide them into six parcels. Three new homes will be constructed
and tho three existing homes shall be renovated. In reviewing the plans, the PHA offers the
following comments:
• Supports the plan for new, single family homes, which enhances the residential character of the
notghborh
• The designs of the new homes maintain a traditional look, which is desirable.
• Tha color palate for each structure is in keeping with the styles of the homes and appears to fit_
in with the existing structures in the neighborhood.
• Single-family homes are preferred in heritagee neighborhoods thus reducing the density of the
project, and placing less traffic into tho neighborhood.
• The suggested architecture fits the diversity of the neighborhood.
• Suggest the use of quality materials whenever possible but at the very least, that they
be used on the street front structures, as this is an opportunity to enhance the structures with
period materials.
• Suggest that the developer consider the use of true, divided life windows on the facades of the
street front structures.
• Suggest garages in place of carports to create a cleaner look from the street.
• Supports the additional use of lawn and landscaping wherever possible to enhance the character
of the structures.
• Recommends that the developer work with the city arborist to retain as much of the existing,
mature landscaping as possible.
The Pleasanton Heritage Astocietion is a citizen's group concerned with preservation and enhancement of Plescanton's
heritage character. The final authority for the approval of any proposed project rest solely with the city of Pleasm[on.
Submitted by Pleasanton Heritage Association, May 26, 2008
Bombe Krichbaum, PHA Chair,
Linda Garbarino, Vice-Chair & Spokesperson, 925.462.8779
