C-2
,~, ~
PLEASANTON CONY'Mt1
;,
f. `'"i
May 1I, 2008 ''-:-%
To the City of Pleasanton Planning Dept.:
N I T Y C H U R C H
[ am writing this letter on behalf of Little Ivy League (LIL) and the Fountain Foursquare Church of
Pleasanton (FFC) in regard to their present application for a Conditional Use Permit to operate at
their new facility located at 4430 Willow Road, Suite N and O, Pleasanton, CA.
I understand the uniqueness of their request; they both currently share one another's facility to
operate their programs, and it is ply understanding that theywill do the same at the Willow facility.
They both have existing conditional use permits at the building they currently occupy at 445 and
4439 Stoneridge Road under our CUP. The Pleasanton Community Church is in process of selling
its two facilities and my understanding of their, use comes from the fact that I,Pastor David Sell,
am their current landlord and have been for the past two years,. as they operated LIL and FFC from
he facilities owned by Pleasanton Community Church, located at 4455 and 4439 Stoneridge Dr.
The arrangement of facility sharing is common amongst churches that typically operate only
Sundays with other types that have common interests. What LIL andFCC are suggesting at 4430
Willow Road is identical to how they have operated at our facility.
My observation is that there are no observable issues or complaints in how they (Paul Cleary &
Jennifer Wang) have successfully worked together. I was also pleased to observe how well a local
church and an afternoon tutoring program could coexist from the same location. The classrooms
are set up for children that meet during the week, after school, for the tutoring program and on
Sundays for the church. The sanctuary space is used on Saturday and Sunday for adults and during
the week for a large art room for the tutoring program. It's a very good match. Currently these rivo
operations co-exist in two separate buildings. I understand that the new facility will be adjoining
suites the same building with different Suite numbers and ownership, which will make the joint
use even better
The same advantage carries over into the parking demand. The parking spaces are used on
different days of the week by the different groups. Over the past two years I observed no conflicts
on this issue. There were also no complaints from the Santa Rita Office Center's owners
association during these past two years, where there are 9 buildings and multiple tenants.
Based upon my personal observations, and my understanding as a former senior pastor and
aftercare director, I highly recommend this successful arrangement. If I can be of any further
assistance orf this matter, please contact me at 92~ 846-6464.
S' ely,~ ~~~.
l~ 1
;I w-l ~ ~~, /,
David C_~, Senior Pastor
4455 S[~'.YSE~t`B~V ~~s~~l
Please nton.
