Rousing Development Grant Agreement shall mean the <br />agreement between the City of Pleasanton, as the Grantee therein, <br />and the Secretary of Housing and Urban Development. <br />Housing Development Grant Covenants shall mean the <br />agreement between Lessee and Lessor which agreement has been or <br />will be recorded in the County of Alameda, California. <br />Housing Development Grant Owner /Grantee Agreement shall <br />mean the agreement between the Lessee and Lessor. <br />$DG Documents shall mean the Housing Development Grant <br />Agreement, Housing Development Grant Covenants, Housing <br />Development Grant Owner /Grantee Agreement and the documents <br />incorporated by reference therein. <br />}IDG Loan shall mean the mortgage loan in the amount of <br />$4,000,000 which is evidenced by a promissory note in favor of <br />Lessee from Lessor and secured by a second deed of trust on the <br />Project. <br />Improvements shall mean the buildings and other <br />improvements to be constructed by Lessee on the Land. <br />Land shall mean the certain tract of land upon which <br />the Project is to be located and which is being leased to the <br />Lessee pursuant to this Ground Lease, more fully described in <br />Exhibit "A" attached hereto and incorporated by reference herein. <br />Lease shall mean this Ground Lease between Lessee and <br />the Lessor, and shall include all amendments to this Ground <br />Lease. <br />Lessee shall mean Eden Housing, Inc., a California <br />nonprofit corporation, or its successors and assigns. <br />C:GDLEASE.EHI -5- <br />
