Subject: FW: Approval of Centerpointe Ponderosa I3i2OpLEMENTAL MATERIAL
Provided to the City Council
From: Tracy Dunne After Distribution of Packet
Sent: Thursday, October 01, 2015 11:13 AM
To: Pleasanton City Clerk Date .00T Oil Mi
Subject: FW: Approval of Centerpointe Ponderosa Project
From: Mike Barris []
Sent: Wednesday, September 30, 2015 3:34 PM
To: Mayor and City Council < citycouncil @cityofpleasantonca.&ov>
Subject: Approval of Centerpointe Ponderosa Project
Dear Mayor Thorne and Members of the City Council,
I am writing to urge your yes vote on the upcoming Centerpointe/Ponderosa co- application and to provide some
facts that are important to consider in this discussion and vote.
Centerpointe Church initiated this project in 2014 and invited Ponderosa Homes and Montessori School of
Pleasanton to join as partners in order to create a new, carefully designed neighborhood plan that would be a
wonderful benefit to our community and enable the families of Centerpointe Church to provide for our
congregational future and continue our 140 year ministry of serving Pleasanton.
It has been our goal to address the needs of several stakeholders in this plan: Centerpointe Church members and
ministries, Montessori School of Pleasanton, Ironwood neighborhood homeowners, residents of the Gardens at
Ironwood, and the city as it relates to specific dimensions of the project such as the aesthetic impact of the
development of the property, traffic reduction, and water use.
When circumstances changed for our congregation and it was determined that we needed to relocate to another
facility in Pleasanton, Centerpointe leaders had two options before them:
1) Work in partnership with a developer to fill in the existing Ironwood residential neighborhood with a
complimentary housing element — the original plan for this land before the Church became involved.
2) Sell to another religious organization that would complete the church property master plan as approved.
As you are aware, Centerpointe Church currently has all City Council and Planning Commission approvals
necessary (City Council Ordinance 1866 approving case PUD -18 and City Planning Commission Resolution
PC- 2004 -63 Design Review Approval for case PDR -377) to build a three -story 900 -seat sanctuary, a three -story
gymnasium, a two -story adult education building, and a three -story classroom addition totaling 82,400 square
feet. Together with the already constructed parking lot, the final build -out of the church campus will easily
support a congregation of 2,500 -3,500 members.
Nevertheless, with the Ironwood residential community now complete, it is significantly more compatible to
have a very small number of homes rather than a 3,500 member church campus on the 4 -acre portion of this 92-
acre Ironwood residential area. As a result, the Church has chosen to work with Ponderosa Homes to provide a
beautiful, highly compatible 25 home residential area that compliments the existing Ironwood neighborhood
while adding less than 1 /1,000th to Pleasanton's existing residential inventory.
1
